The first whiff experienced by a prospective buyer upon entering your home has a profound and lasting affect on their impression of your property and, ultimately, will influence their level of interest. Take action to eliminate any unpleasant odors before your house is shown. Open windows, wash curtains and bedding, paint, replace carpet and run a dehumidifier in the basement if necessary. Definitely don’t smoke in the house and stay on top of any pet odors.

Your home could be beautifully decorated with a fabulous view, but if it smells badly, buyers will want to get out as quickly as possible!

Make a good first impression.
In the real estate sector, making a good first impression is also known as curb appeal. In other words, a potential buyer’s approach to the property for sale should be as pleasant as possible. Many people don’t realize this, but the overwhelming majority of potential real estate buyers make up their minds about a property in less than one minute after first laying eyes on it.
The key to making your property buyer-friendly is to de-clutter. We at Lighthouse Properties cannot stress this point enough.
Start with the outside of the house. Take a look around: are their heaps of junk lying around the yard? Are there any other eyesores laying around that you need to get rid of? Put yourself in the potential buyer’s shoes, and then take a long hard look around the outside of the house and see what you can put away, clear out, or clean up to make it look more presentable.
Once this step has been carried out, it’s on to making the property for sale look welcoming. Make sure you have some flowers planted or in pots to give the property for sale a little color, and if the hedges need trimming, the lawn needs mowing, the leaves need raking, then it’s time to get busy.
Inside, pack away extra personal items that will be distracting to the buyer. Remember that they want to envision their stuff in your house. Try to keep the kitchen counters cleaned off and the laundry put away, you’ll be glad when your home stands out among the other inventory!

If you need to secure a mortgage loan to purchase, contact your banker or finance company before you start looking at property. It’s a good idea to know the amount of money you will be qualified to borrow and to obtain a conditional pre-approval letter from a bank. Many banks have plenty of money and are anxious to lend but regulations and documentation requirements are more stringent today and can affect both your borrowing limits and delay the commitment process. Buyers who have pre-approval letters in hand can demonstrate to sellers that they have met the preliminary requirements from the lender and that the probability and length of time needed for a commitment will be favorable. If the seller feels confident in the buyers ability to obtain financing, they may be more willing to negotiate the price.

If you have your property on the market or are contemplating listing, don’t be fooled by the misconception that you have to build in a lot of room for negotiating. Buyers today are extremely well-educated in current market conditions and will often only pursue properties that are well priced relative to comparable sales and assessed value. Gearing Up For Summer!

An early and seasonable Spring on the Vineyard is not something we are able to enjoy every year. This year has been different, however, and the flowering trees have been magnificent and the new green foliage vibrant. There were even May afternoons spent at the baseball field without winter coats, hats and gloves! All signs point to a warm and sunny summer and we can’t wait for the first swim of the season!

All the towns are hives of activity, with repaving, repainting and window washing projects being completed to ready the island for our summer visitors. Already, foot traffic on the boats has shown a marked increase and the outlook among business people is upbeat.

Real estate sales have picked up considerably in the first quarter of 2010 and all signs indicate that we are finally coming out of the woods. Many folks who had not been able to afford Vineyard real estate in the past have been able to purchase homes in the past six months. We have so enjoyed being able to help people finally achieve their dream of owning “a piece of the Rock”! There are still many good buys available but as demand increases, we expect to see real estate values begin to increase.
