Water stains spell disaster at showings. Even if the leaks that produced the stains are inactive, the untreated stain causes extreme angst for buyers and their agents. It sets up an immediate apprehension that there may be other hidden problems with the property. Ironically, many times, sellers have paid a professional to repair a plumbing or a roof leak but have failed to fix the easiest, cheapest but most psychologically damaging part of the problem!

After a hectic day in the “real world”, we elbowed our way down the Southeast Expressway with the masses to Route 3. Pressing on as commuters exit, always counting time backwards from the ferry EDT, we headed due south. As the sun set, we crossed the Canal over the Sagamore Bridge and felt the grip on the steering wheel loosen as we rounded the Otis Rotary. The more miles behind us, the fewer cars ahead, until we wended our way down the Woods Hole Road with our brights on almost the whole way. This is the view we saw as we came over the last hill before turning into the SSA, where the Coast Guard boats are docked for their long winter’s nap. If it’s this beautiful, we must be almost home!

The first whiff experienced by a prospective buyer upon entering your home has a profound and lasting affect on their impression of your property and, ultimately, will influence their level of interest. Take action to eliminate any unpleasant odors before your house is shown. Open windows, wash curtains and bedding, paint, replace carpet and run a dehumidifier in the basement if necessary. Definitely don’t smoke in the house and stay on top of any pet odors.

Make a good first impression.
In the real estate sector, making a good first impression is also known as curb appeal. In other words, a potential buyer’s approach to the property for sale should be as pleasant as possible. Many people don’t realize this, but the overwhelming majority of potential real estate buyers make up their minds about a property in less than one minute after first laying eyes on it.
The key to making your property buyer-friendly is to de-clutter. We at Lighthouse Properties cannot stress this point enough.
Start with the outside of the house. Take a look around: are their heaps of junk lying around the yard? Are there any other eyesores laying around that you need to get rid of? Put yourself in the potential buyer’s shoes, and then take a long hard look around the outside of the house and see what you can put away, clear out, or clean up to make it look more presentable.
Once this step has been carried out, it’s on to making the property for sale look welcoming. Make sure you have some flowers planted or in pots to give the property for sale a little color, and if the hedges need trimming, the lawn needs mowing, the leaves need raking, then it’s time to get busy.
Inside, pack away extra personal items that will be distracting to the buyer. Remember that they want to envision their stuff in your house. Try to keep the kitchen counters cleaned off and the laundry put away, you’ll be glad when your home stands out among the other inventory!
